New Leases

After the success of the University Accommodation Fairs, and working on the necessary documents and leases, we will soon be emailing our new tenants to say that your lease is ready. You will then be asked to phone our office to arrange an appointment to go through all the lease documentation.

We use a Short Assured Lease, which is approved by the City of Edinburgh Council. We also. All Guarantors will be receiving the lease by email prior to the tenants signing, and all Cullen staff are able to answer any questions regarding the lease.

Insurance: Another point discussed at the lease signing is the tenant's contents insurance; all tenants are advised to have contents insurance for their own belongings, as the landlord only insures the building and their own contents (white goods and furniture). It is worthwhile checking whether parents' own contents insurance already covers their son or daughter's contents in another property, as it often does.

We would highly recommend all tenants think about including accidental damage and negligence in their quotes for insurance as these cover things like spilling a glass of red wine on a cream carpet or leaving a tap running overnight.

Cullen Property has re-branded

The new brand: For those of you who may not yet have noticed, Cullen Property has re-branded and celebrated with a launch party. We now have a swish new logo and website, as well as a newly branded office and company vehicles. You don't need to worry about us having moved as we are still at 30 Rutland Square - we are just easier to find with the more prominent logo plaque on the door!


Our new website is easier to use and has useful features such as the Google map for searching properties. We would really appreciate feedback on ideas you may have for any further features to be added as we want to be able to provide you with all the information you need while renting a property from us. Accommodation Fairs: Other big events for Cullen recently have been the Accommodation Fairs at both Heriot Watt University and Edinburgh University organised by the Student Unions. Both fairs were very successful with a fantastic turnout of both students and exhibitors.


Students start looking for their perfect flat for the following summer earlier each year, and this year was no exception with 68 of our 80 properties available at the fairs being let within the first couple of weeks! A great start to 2010.
