New Leases

After the success of the University Accommodation Fairs, and working on the necessary documents and leases, we will soon be emailing our new tenants to say that your lease is ready. You will then be asked to phone our office to arrange an appointment to go through all the lease documentation.

We use a Short Assured Lease, which is approved by the City of Edinburgh Council. We also. All Guarantors will be receiving the lease by email prior to the tenants signing, and all Cullen staff are able to answer any questions regarding the lease.

Insurance: Another point discussed at the lease signing is the tenant's contents insurance; all tenants are advised to have contents insurance for their own belongings, as the landlord only insures the building and their own contents (white goods and furniture). It is worthwhile checking whether parents' own contents insurance already covers their son or daughter's contents in another property, as it often does.

We would highly recommend all tenants think about including accidental damage and negligence in their quotes for insurance as these cover things like spilling a glass of red wine on a cream carpet or leaving a tap running overnight.
